CUSTOMER RIGHTS NOTICE

In accordance with the Federal Consumer Protection Law, its Regulations, and the Official Mexican Standard Law NOM-247-SE-2021, “MEXICO REAL ESTATE 4 SALE S. DE R.L. DE C.V.”, known commercially as “Cabo 4 Sale” (hereinafter “Cabo 4 Sale”), hereby acknowledges and affirms that in all commercial transactions involving the purchase and sale of land or housing, its CLIENTS (also referred to as “the consumer” in this document) are entitled to the following RIGHTS:

1. To receive truthful, clear, and up-to-date information and advertising regarding the real estate offered, through any communication medium, including digital media, allowing the consumer to make informed purchase decisions based on the actual characteristics of the property, in accordance with the Law.
2. To know the details of the property, including land area, constructed area, type of structure, facilities, finishes, accessories, parking space, common area usage, available services, and overall physical condition.
3. To freely select the property that best meets their needs and purchasing capacity.
4. To refrain from making any payments until the contractual relationship is documented in writing, except for advance payments and operating expenses, as stipulated by the Federal Consumer Protection Law.
5. To sign a contract under the model registered with the Federal Consumer Office, outlining the terms and conditions of the real estate sale. The seller is obligated to provide a copy of the signed contract to the consumer.
6. To acquire a property that meets safety and quality standards as specified in the applicable regulations and reflected in the information and advertising received.
7. To receive the property within the agreed term and conditions specified in the respective contract.
8. To exercise guarantees on the real estate as provided by the Federal Consumer Protection Law, according to the specifications in the respective contract.
9. To receive appropriate compensation or bonuses under the Federal Consumer Protection Law if defects or failures persist after exercising the guarantee. This includes making necessary repairs for defects or failures attributable to the seller or opting for property substitution or contract termination when applicable.
10. To access free and accessible service channels for consultations, requests, claims, and suggestions to Cabo 4 Sale, and to know the designated address for receiving notifications.
11. To protection by the competent authorities and applicable laws, including the right to file complaints and claims.
12. To be informed of the treatment of their personal data via a Privacy Notice, to consent to this treatment if applicable, and to know the mechanisms for exercising their Rights of Access, Rectification, Cancellation, and Opposition.
13. To receive non-discriminatory treatment, with no denial or conditional sale of a home based on gender, nationality, ethnicity, sexual preference, religion, or any other characteristic, as per applicable legislation.
14. To freely choose the notary public to handle the deed process.
